Turnkey investment at a glance

  • Source

We look for Cardiff properties that suit the strategy you want, such as an HMO or a flat conversion.

  • Finance

We can help you arrange finance and work alongside your broker and lender. We don’t give financial advice.

  • Refurbish

Our own team handles the design and build, from back-to-brick strip-out to the final finish.

  • Tenant

We hand back a property that’s ready to let, or tenanted where that’s part of the agreed scope.

End-to-end, with one team

“End to end property development: it begins with the sourcing and financing, and then it’s into the dirty work.” That’s how we describe it on Instagram, and it’s how our turnkey projects run. You deal with one team from the first viewing to the day the property is handed back.

What’s included

Every turnkey project is scoped and agreed in writing at the start. Depending on what you need, it can include:

  • Finding a suitable property in Cardiff
  • Help arranging finance, working alongside your broker, lender and solicitor
  • Design, planning and building regulations
  • The full build: strip-out, structural work, extensions, dormers, kitchens, bathrooms and finishes
  • Handover of a property ready to let, or tenanted where agreed

What stays with you

The investment decision is always yours. You own the property, you choose your lender, and you should take your own independent financial, tax and legal advice. We don’t publish or promise rental yields or returns.

Questions

Turnkey investment: FAQs

All FAQs

Do I need planning permission to convert a house into an HMO in Cardiff?

Usually, yes. In Wales, changing a family house (use class C3) into a small HMO for three to six unrelated people (class C4) needs planning permission, and HMOs for more than six people are ‘sui generis’, which also need permission. Cardiff Council also publishes planning guidance that looks at how many HMOs are already in an area. We’ll talk you through what’s likely to apply before you commit.

Which areas of Cardiff need an additional HMO licence?

Cardiff Council has run additional HMO licensing schemes in Cathays and Plasnewydd (Roath), covering all HMOs in those areas. Elsewhere, larger HMOs need a mandatory licence. Licensing is handled by Shared Regulatory Services and the schemes are renewed periodically, so always check the current position for your address.

What does ‘turnkey’ include?

Turnkey means one team manages the whole process: finding a suitable property, helping you arrange finance, the design and build, and handing back a property that’s ready to let, or tenanted where that’s part of the agreed scope. Exactly what’s included is agreed in writing at the start.

Do you give investment advice or quote returns?

No. We’re builders and developers, not financial advisers, and we don’t publish rental yield or return figures. Any lending comes from third-party lenders, and you should take your own independent financial, tax and legal advice before investing.
